We Cover The Most Common Roof Problems
Every homeowner should make themselves aware of the most common problem areas on their roof. Waiting till you have water dripping out of your ceiling is not the ideal time to address roof issues. Neglecting regular roof maintenance and small repairs when you spot them will almost certainly lead to bigger problems and a shortened roof lifespan. Why wait till your home experiences structural damage, costing you hundreds or thousands of dollars, when you can schedule regular roof inspections annually and after major storms to stop them before they start?
Here’s a look at the some of the most common residential roof problems and where they occur.
1. Flashing
Metal flashing seals gaps in corners and valleys we well as around protrusions like vents and chimneys. It’s put in place to protect against moisture and leaks. But with time, it can come loose or get damaged, encouraging water leaks.
2. Shingles
Asphalt shingles, over time, will curl and get cracked. Plus, the small black granules that make up shingles and that protect your roof may wash away and start accumulating in your gutters. Grab a binocular and inspect your roofing materials safely from the ground. If you spot a suspicious area, call our Burlington roofers for a full inspection.
3. Gutters
Clogged gutters result in blockages that restrict the flow of water, and they also pull away from the home and destroy siding. The debris in the clogged gutters will attract mosquitoes and other pests, and may even lead to leaks at the foundation. When downspouts aren’t properly put into position to drain water away from the home, pooling can occur.
Be sure to periodically check the state of your gutters and downspouts. The downspouts must be long enough with the right pitch so they can drain excess water from your foundation, as pooling water can seep into your basement. Scoop debris from your gutters twice a year and seal cracks with sealant.
4. Soffit and Fascia
Fascia is comprised of trim that runs horizontally around your roof’s perimeter. You’ll see this front-facing board right under the roof’s edge as well as along the roof line. Not only does it make your home look good, it acts as a barrier to outside elements and pests.
You’ll find the soffit underneath the overhanging portion of the eaves. This is a vital component of your attic’s ventilation system because it is responsible for drawing heat and moisture out of your home for the highest interior comfort level.
