Roof Inspection & Maintenance is Critical
It’s helpful for every homeowner to be aware of the most common problem areas on the roof. It’s never wise to wait till your ceiling is leaking to address roof issues. If you neglect regular roof maintenance and small repairs as they crop up, you will be faced with structural damage later to the tune of hundreds or thousands of dollars. Schedule regular roof inspections at least twice a year and after major storms to combat these issues.
Check out the most common residential roof problems.
Gutters
Clogged gutters can bring about many headaches for homeowners. They can lead to overloaded gutters that can begin to pull away from the home, they can attract mosquitoes and other pests, and they can cause leaks at the foundation – especially if the downspouts aren’t properly placed.
This is why it’s helpful to periodically check your gutters and downspouts. Make sure the downspouts are directing water away from your house. They should be long enough and feature the right pitch in order to drain excess water from the foundation. Pooling at the foundation can lead to leaks in your basement.
Make sure the gutters themselves are free of debris and be sure to seal any cracks with sealant.
Shingles and Roofing Materials
Asphalt shingles will curl and develop cracks over time. Also, those little black granules – which provide protection for your roof – can wash away and accumulate in your gutters. Inspect your roofing materials with binoculars from the ground. If you see something suspicious, call a Burlington roofer to further inspect the situation.
Flashing
Flashing is designed to seal gaps in corners, valleys, and around protrusions such as vents and chimneys. Metal flashing offers protection against moisture and leaks. But over time, flashing can get loose or become damaged, allowing water to leak inside.
Soffit and Fascia
Fascia is basically a piece of trim running horizontally around the perimeter of your roof. This front-facing board can be found directly under the roof’s edge and along the roof line. It serves an aesthetic purpose but also a functional purpose, as it provides a barrier to outside elements.
The soffit is located underneath the overhanging section of the eaves and is a crucial component of your attic’s ventilation system. That’s because its job is to draw heat and moisture out of your home so you stay comfortable.
If either of these two roofing components has been damaged, costly emergency repairs may come up down the line.
