Metal Roof Maintenance Tips
Any responsible homeowner knows that metal roof maintenance is vital. Yes, metal roofs are known for their longevity and durability, but they still need regular maintenance to ensure optimal performance. Neglecting even the simplest of maintenance tasks can result in expensive repairs and even structural damage down the line.
Here are some metal roof maintenance tips to keep in mind. Your metal roofer can help with all of it.
1. Clean Gutters and Downspouts
Cleaning gutters and downspouts is something that should never be overlooked. They help direct water away from your roof and foundation. When clogged with debris, water gets trapped, backs up, and causes damage to your roof and walls.
- Place a ladder near the gutters and make sure it is secure.
- Grab gloves and a garden trowel to scoop out the debris, working your way to the downspout.
- Once clear, flush out remaining debris with a garden hose.
- If your downspout is clogged, clear the blockage with a snake or a high-pressure hose attachment.
- Call a roofer for help.
2. Trim Overhanging Tree Branches
Overhanging branches can damage your metal roof. Not only can they dent and scratch the roof’s surface, they can wear away at the protective coating and result in corrosion. In addition, leaves and debris from those branches can clog up your gutters and downspouts. And in the event of a storm, nearby trees can fall on the roof and damage the whole home.
3. Clean Debris Off the Roof
Metal roofs can get dirty, especially after a storm, collecting anything from dust to debris. This debris buildup can lead to leaks, dents, and scratches, which will weaken the metal and lead to rust.
- Sweep off loose debris with a broom or brush, starting at the top and working your way down.
- Using a garden hose with nozzle, wash away remaining dirt, aiming downward so water doesn’t get underneath the metal panels.
- Use a gentle cleaner with a soft-bristled brush to gently scrub off any stubborn stains, then rinse.
4. Seal Gaps and Cracks
Seal gaps, cracks, and loose seams to prevent costly water damage and to extend the roof’s life. Leaks can cause mold, rot, and other kinds of damage. Look for areas where the panels overlap, or around penetrations such as skylights, vents, and chimneys. To seal them, you can use roofing cement or silicone caulk.
5. Look For Corrosion
Corrosion isn’t a big threat now with the advent of galvanized steel and aluminum; however, it could still occur with prolonged exposure to moisture.
6. Add a Fresh Coat of Paint
This is a job for your Burlington roofer, but keep in mind that over the years, your metal roof’s paint job can become dull and faded with exposure to the elements. Restore your roof’s appearance and add another layer of protection with a fresh coat of paint.
